Approximately 0.5 acres of the site, located in an area with existing access to municipal water and sewer services, could potentially accommodate two marketable residential lots. The remainder of the property, comprising an estimated 8.64 acres, includes land zoned Residential Medium Density (R2) and Rural (RU), which currently lack servicing. However, with appropriate amendments to the RU zoning, upgrades to Hayward Road, and the extension of water and sewer infrastructure along both Hayward and Pickett’s Road, this remaining area can be suitable for future development.
